FACILITIES & SERVICES

POLICY & PROCEDURES

MAINTENANCE DURING "DEFECT LIABILITY PERIOD"

The following applies to all capital works projects during the Defect Liability Period (usually 52 weeks).

    1. BUILDING
    2. Building Works or Replacement

The Project Manager will:

      1. Manage and coordinate the rectification of all defects during the liability period; and
      2. Undertake repairs to all broken items, where judged fair wear and tear.
    1. General Maintenance

University Maintenance will:

      1. Adjust of door closers, catches, etc.
      2. Coordinate contractor access

2. SERVICES (PLANT AND EQUIPMENT)

2.1 Maintenance of Plant and Equipment

Contractors will:

      1. Carry out repairs, replacement and adjustment of plant and equipment as required.
      2. Conduct monthly servicing of plant and equipment, including filter cleaning

2.2 General Maintenance

University Maintenance will:

      1. Conduct daily/weekly inspection
      2. Witness maintenance service by contractor
      3. Coordinate access for contractors

3. CLIENT RESPONSIBILITIES

Report (by ‘Defect Notification’ form) defects to the Facilities and Services Project Coordinator for processing.

4. FACILITIES & SERVICES RESPONSIBILITIES

4.1 The Client Services Unit will, in case of an emergency:

      1. contact the Project Manager or relevant contractor direct and advise the relevant Project Coordinator on the next working day
      2. forward notification of any reported defects to the relevant Project Coordinator.
